A refinane is a complicated process which relies on many \"things\" coming together in an organized manner. It is now understood that many of these \"things\" are beyond your control (i.e. other lien holder\'s cooperation, etc.)and in my case became a hinderance to the total process. My \"minor\" beef is that after the initial client download of personal information (income & expenses) the recognition of a active HELOC loan should have raised some red flags,and a warning to me, the client, should have been passed on. The upshot of all that went wrong was an increase in points from .5 to .875 tied to loan rate extensions and the resulting fee increase of $1500 to me beyond the original total closing cost estimates.
