Two comments: (1) I had the appraisal (prepared by an "out of towner") reviewed by two local appraisers. They concluded that the property was very conservatively appraised and included inappropriate comparables. (2) receipt of the loan proceeds was delayed and postmarks confirmed that proceeds check "sat" beyond the mail out date stated by Quicken.
